James Millspaugh and Associates, Inc. is a traditional, boutique-style appraisal firm which focuses on the local mid to northern Pinellas County real estate market. It is our belief that, as with all real estate brokerage efforts, real estate valuation requires local knowledge of the various districts and the participating parties. Our market research is primarily performed in-house and not through secondary data sources and readily available online. Our office is located within the Pinellas County Courthouse district and provides easy access to all County records and departments and allows us to drill into recorded data for discrepancies, property histories, related parties and other issues which may affect “arm’s–length” transactions. We cover most property types and a full array of reports and studies, but do not focus on specialty health care properties or single-family residential.
The firm fully believes that the founding purpose of the modern appraisal practice should follow the post-depression mandates of providing third-party, independent valuations to solve real estate issues for our client base. We carefully avoid conflicts of interest or reliance on any single-source business so as to maintain our independence
When evaluating an appraisal office, focus on the size of the principal's mind/abilities and not the size of the firm.
